If you are going to put your home for sale, a little careful planning can make a big difference in the sale price and the time it stays on the market. Prior to listing your house, take the time to go through all the stuff you’ve been accumulating during the time you have lived in your present home. A potential buyer is not as likely to want to buy a house full of clutter as one that looks like a new model home.
This process is easier if you have plenty of time, know where you are moving, and continually consider the reason for the move. Downsizing can be a challenge, not only because it is often due to the economy, making time a precious commodity, but it will also mean making difficult choices in what you will be able to take with you to your new location. Although it can be overwhelming, the easiest way to accomplish this task is to take it one room at a time. Bring in a large trash can, a box for giveaway, and boxes for items you plan to keep but will not need until after the move. Make quick yet careful decisions, being sure to keep those things which are the most special keepsakes or something you would need in the near future. Take out the trash and find appropriate locations for the giveaways, whether it be a homeless shelter or thrift shop, friends or family. It is worth investing a few dollars to make your home more desirable to the potential buyer. For the time of your transition, rent a storage unit and fill it with the boxes of things you don’t need until after the move. Also, the more furniture you can remove from your present home and still make each room look livable, the bigger your home will look to a prospective buyer, and the more they can picture their own belongings in the available space. After making all necessary repairs, evaluate your home to decide what would make it more desirable with the least amount of money to bring the most dramatic results. These can be as simple as replacing a few corroded faucets or light fixtures, to painting a room or the entire house. Don’t forget to clean out the garage and spruce up the yard to increase curb appeal. Prior to showing your home, do a thorough cleaning and remove family photos, keepsakes, and other valuables. Bring in some new plants and flowers, inside and out. Turn on the lights, stand back, and revel in the transformation.
